In an age
of environmental and financial uncertainty, the Mix @ Monterey represents
the 21st century solution of architecture + sustainable development.
Conceived by the award winning firm of garcia architecture + design,
this ground-breaking, highly sustainable mixed-use project will
showcase environmentally responsible development in a modern day
setting.
The Mix @ Monterey will set the local pace of energy efficient design
by incorporating a host of sustainable features, including natural
daylighting, passive solar heating, cool roof technology, as well
as the city's first architecturally-integrated photovoltaic solar
panel system, which celebrates sustainable design technology as
an integral component of the building's exterior architecture.
The Mix @ Monterey will consist of 3-4 ground floor retail and/or
QSR in-line lease pads with street/pedestrian-oriented, south-facing
outdoor patio seating areas. This highly visible downtown corner
site (formerly a Unocal Service Station), contains ample on-site
parking for a variety of retail/commercial uses. Existing zoning
will accommodate sit-down and quick-serve food uses, with on and/or
off-sale liquor. Site is within walking distance to the downtown
core, is surrounded by adjacent retail, commercial office, and residential
development, and is also within walking distance to Cal Poly State
University and the local San Luis Obispo High School. |
